ACM works with homeowners and architects from step 1 in the planning phase on through to the design, plan submittal and permitting process; and each subsequent phase of construction.
A critical step in ensuring a successful project is proper submission and compliance of all required zoning and building department forms. At this point in the process a number of visits to the Zoning and / or Building departments may be required to address any areas of concern or where changes and / or additional information may be required.
In some cases, Zoning Approval may require a variance (generally when property setbacks become an issue with extended stairways and decks due to elevated height of home). The variance process length varies greatly between municipalities and should be factored into scheduling. Often times there is a wait list to have a variance application heard by the town Zoning Board, which can add months before permitting and construction can begin.
